Please read these policies and guidelines in its entirety. Please ask questions before confirming your reservation. We accept Visa, Mastercard, and Discover. If you wish to pay by cash or check, please contact our reservation agents in advance for instructions.
Room rates are based on a double occupancy (2 people). Rates are subject to change without notice. A 50% deposit is required for all reservations. The balance is due upon arrival. Minimum stay requirements may be in effect. Room rates subject to sales tax of 12.5%.
Cancellations more than 15 days in advance of arrival date are subject to a $25 cancellation fee. Deposits are non-refundable for cancellations made within 15 days of arrival date.
Holidays and Special Events
Higher rates and minimum stay requirements may apply during special events and holidays. These events include, but are not limited to, Fantasy Fest, Christmas, New Year's, Parrothead, Hemingway Days, Sailboat Races, Powerboat races, all National holidays, etc. A deposit of 50% is required to confirm your reservation. The balance is due upon arrival. Cancellations prior to 60 days, or 90 days for Fantasy Fest, will result in a fee of $50 or greater. Cancellations for these events in less than 60 days, or 90 days for Fantasy Fest, results in a forfeiture of your deposit.
Mastercard, Visa, Discover, and checks are accepted. We require an active credit card to be kept on file. There is a $50 fee for all returned checks.
You are welcome to bring guests occupancy permitting; however we require $25/night for each additional person and advance reservations. For holidays and special events, extra guests are $50 to $100/night. Children under 16 are not allowed. Ask about our Rose Lane Villas if you are traveling with children under 16.
Check-in and check-out process
The front desk is open from 8am to 8pm Monday-Friday and 8am to 6pm Saturday and Sunday. Check-in is available after 3pm. If you are checking in after hours or have special needs, let us know in advance. When booking your room, please provide us with your cell phone number, arrival time and flight information. Check-out is promptly at 11 A.M.
We offer limited parking for a fee on a first-come, first-serve basis. A car is not necessary in Key West, as most attractions are walking or biking distance from our excellent location. If you are renting a car, save money by renting it as a one-way rental because there are no drop-off fees in South Florida.
Dogs are only allowed in specific rooms (Garden, Palm, Courtyard, Saratoga and Lime Tree) when available, and advance reservations are required. There is a $15/day + tax fee for each dog. An LL Bean dog bed may be available upon request. All pets must be leashed, housebroken, people-friendly, non-aggressive, and quiet. Dogs must be crated when left alone in the room. A large dog crate is available upon request for a one-time fee of $10. Excessive damages due to non-housebroken behavior will be charged to the credit card on file. We reserve the right to refuse service to guests with a disruptive dog with no refund on outstanding nights.
We are a non-smoking facility. Smoking is not permitted in the rooms and/or use of drugs is not allowed and strictly enforced. If evidence of either is found, a fine of $200 will be charged to the credit card on file. However, guests are allowed to smoke outdoors on porches, balconies and in the gardens. Please be respectful of non-smoking guests who may suffer from allergies. Please dispose of cigarette butts properly.
We reserve the right to refuse accommodations including bachelor/ette parties and Spring Breakers. Should we refuse accommodations we do not offer refunds for deposit and outstanding nights.
Inclement Weather/Medical Issues
We do not offer refunds on deposits or trips canceled due to bad weather, regardless of a snow storm up north or a hurricane in the south. We also cannot offer refunds due to medical reasons or inconveniences. We strongly suggest using a travel insurance company for a few extra dollars to ensure peace of mind.
We can accept packages on behalf of our guests within 7 days of arrival. We require signature receipt upon delivery. The package MUST be addressed to the name of the guest whose name is on the reservation. If the name does not match our reservation, we will refuse delivery for security purposes. There is a $10 handling fee per package under 25 pounds. Over sized packages may also be received, but will incur additional fees.
